Welcome, Neighbor!
    We are so glad to have you as a Member of our Community!  This web site is dedicated to the members of the Prairie Hills neighborhood and its associated Homeowners Association (HOA).  Please take take a look around, get to know your neighbors, learn about the Homeowners Association, and discover resources to help you out.   Throughout this site, you'll find pages to provide you documentation; contact information; payment options for HOA Dues; details and contact points for the neighborhood's Architectural Review Committee, which reviews all outdoor build/improvement projects; notices about upcoming events; links to our social media outlets; and much more!  We hope you enjoy your look around! 
The HOA board meets the second Wednesday of the month (Jan, Mar, May, Jul, Sept, Nov) @ 6:30PM at the Sump Memorial Library.

May 2024 All Members Meeting Ballot measure

Amend 6.05 of the Covenants, “Vehicle and Parking” as follows:

Proposed

6.05 Vehicles and Parking. No semi-truck, construction equipment, commercial bus, taxicabs, boats, trailers, campers, recreational vehicles, motorcycles, or motor homes shall be parked in any visible location on the Property without the prior written approval of the Architectural Committee. No visually offensive vehicle as determined of the Architectural Committee or disabled vehicle or vehicle on which current registration plates or other required permits such as inspection stickers are not displayed shall be visibly parked on any Lot or on Common Area. The light repair or routine maintenance of vehicles, boats, motorcycles, campers, trailers, or similar vehicles shall not be carried out in a manner that is visible from any Lot for longer than twenty-four (24) hours and may never be carried out on the Common Area. The heavy repair or extraordinary maintenance shall not be carried out in a manner that is visible from any Lot or from any Common Area. The Association may enforce the provisions of this Section by towing any non-complying vehicle at the vehicle owner's sole risk and expense. This provision shall not preclude vehicles located on the property temporarily (less than 24 hours) to provide services to the Association or a resident or to trucks, construction equipment, commercial vehicles which are necessary for the construction of Improvements during the period of construction.

bus, taxicabs, or other commercial vehicle of any kind, boats, trailers, campers, recreational
vehicles, motorcycles, or motor homes shall be parked in any visible location on the Property

be deemed to include cars and vans in styles normally used for private purposes but painted
with or carrying commercial advertising, logos, or business names exceeding five (5) square
feet per side or containing visible commercial materials, cargo, tools, or equipment on the
exterior of the vehicle or that extend beyond the length or width of the vehicle. No visually
offensive vehicle as determined of the Architectural Committee or disabled vehicle or vehicle
on which current registration plates or other required permits such as inspection stickers are
not displayed shall be visibly parked on any Lot or on Common Area. The light repair or
routine maintenance of vehicles, boats, motorcycles, campers, trailers, or similar vehicles shall

About the Prairie Hills Neighborhood

     The Prairie Hills community began in 2017 when its first residents moved in to their newly constructed home.  The neighborhood as grown steadily since, and is nearing its 118-home capacity as of April, 2023.  Home to at least five distinct age groups, the community is a-buzz with diversity within a sense of community. 
     Thanks go to Anita Olivas who, upon our arrival to the community, welcomed my family with baked goods - and started a tradition!  The next thing you know, Anita's goodwill was championed by our daughter, Samantha, who wanted to bake and take goodies to the next handful of neighbors that moved in nearby.  Thank you, Samantha, for having a kind and loving heart! 

     It's great to know that our neighbors look out for one another.  I've witnessed neighbors taking care of each other's sidewalks and driveways during snow season, assisting one another with indoor and outdoor projects throughout the year, providing extra muscle for heavy duty tasks, and lending of themselves and their vehicle when one's own vehicle doesn't quite fit the task at hand.  Thank you neighbors!  You are awesome!  

     Safer than the Detroit area our children started life in, the Prairie Hills neighborhood affords children the opportunity to roam our neighborhood and make new friends.  While the Builder did not provide land for a playground, many families have swing sets, trampolines, playhouses, and other outdoor and indoor provisions for their children and friends of their children.  A nearby bike trail leads to the Papillion South High School, to Walnut Creek Recreation Area, and to the miles of bike trails north and south thereof!
